Sullivan County commercial property on the move

NEWPORT — L.E. Weed & Son, a Newport business since 1946 has been sold.

The former Grantham Indoor building and land, a popular spot for athletic events for 19 years, has been sold.

A large apartment building on Winter Street in Newport has been sold.

The building housing KZM Properties at 427 Washington St., Claremont, has been sold.

The property at 74-78 Pleasant St., Claremont, the location of Citizens Bank, has been sold.

The past two weeks were filled with these commercial transactions at the office of the Sullivan County Register of Deeds in Newport.

Weed Transaction

The Weed transaction was in the leadoff spot of the five property transfers. It included several parcels of land and buildings in Newport and one in White River Jct.

The property at 187 South Main St. that included buildings and several parcels of land was purchased by Robert and Linda Dimmick of Randolph, Vt., for $230,000, according to New Hampshire tax stamps on the deed.

In a separate transaction, approximately 300 acres on 12 parcels of land commonly known as Weed’s Pit on Pike Hill Road, was purchased by Newport Sand & Gravel Company Inc. for $465,000. No information was available on the property in White River Jct., also purchased by the Gimmick’s.

The new business name for the Weed operation will be Weed Recast.

L.W. Weed & Son has three principal owners, Wayne Weed, Dianne (Weed) Boucher and Todd Weed, Wayne’s son. Both Dianne and Todd will remain with Weed Recast for three to six months.

The Gimmick’s two sons, Bobby and Bill, will also work at Weed Recast.

“We will do mostly everything that Weed’s did in the past while possibly focusing a little more on lift stations with pump systems,” Linda Gimmick said.

Lawrence E. Weed and Kenneth D. Weed originally started in business as a lumbering operation in 1946. Additions to their fields of interest have been concrete blocks, 1953; sand and gravel, 1957, and Reid-Mix Cement in 1961.

In 1954 their sawmill was moved from Eaton Jones Sand & Gravel to a new mill on S

South Main, their present location. According to the Newport1961 Bicentennial Booklet, Weed’s also constructed a new building to house their equipment and the cement block manufacturing plant.

This concern added general contract work, putting in cement footings for buildings, driveways and walls. It also has its own washed sand, gravel and crushed rock plant, the booklet reported.

Grantham Indoor

Of the five transactions, Grantham Indoor has the highest price tag at $2.1 million.

It was purchased by Northwind Securty Products LLC of Springfield, N.H. The big building has a long-term tenant, according to a spokesperson at the Springfield business. It was sold by 163 YBR Realty Group LLC of Laconia.

The building is located on Yankee Barn Road and served for 19 years as a sports facility before it was closed early in 2018. It can be seen by motorists traveling on Interstate 89 in Grantham.

Grantham Indoor completed its 19-year run on Jan. 30, 2018, according to a letter posted on its website. The company provided indoor playing fields to several Upper Valley soccer, lacrosse, field hockey and baseball leagues in its building.

“Our mission from Day 1 has been to provide a place for people to recreate, improve their skills and develop friendships,” wrote Robert MacNeil, the company’s president. “We hope we have accomplished that.”

Newport Apartment Building

According to a deed on file at the office of the Sullivan County Register of Deeds, the Newport land with buildings on the southerly side of Winter Street was sold by Jolene D. Tenney of Claremont to White Mountain Properties LLC, Keene, for $565,000.

427 Washington St.

Claremont

KZM Properties LLC, 427 Washington St. (in back of the United Parcel building) sold land with buildings on the southerly side of Route 11 and 103, known as 427 Washington St. to 427 Washington St. Claremont, for $975,000. In addition to the building, the sale included 6.02 acres of land.

According to a website posting, KZM (Kurt Zentmaier) purchased the property from LaCrosse Footwear Inc. on Dec. 12, 2005.

KZM primarily operates in the Commercial and Industrial Building Operating Business/industry within the Real Estate sector, the message on the website stated.

74-78 Pleasant St.,

Claremont

This property was sold by Charles C. Hajjar, Trustee of NH Six Realty Trust of Milton, Mass., to 74 Pleasant Street LLC with principal office currently located at 30 Cherry Hollow Road, Nashua, N.H.

The property, located at the intersection of Pleasant Street and Middle Street in Downtown Claremont, sold for $1,420,000, according to the deed on file at the office of the Sullivan County Register of Deeds. It included the building currently occupied by Citizens Bank and 0.8 acres of land.

A statement from Citizens Bank on the sale of the Claremont property follows:

The 9,960 square foot building was built in 1967 and the current lease expires on Jan. 31, 2024, according a listing by CREXi indicating the property was listed on Jan. 11, 2019 and updated on April 22, 2019. The actual deed at the office of the Register of Deeds is dated July 8, 2019.
